Administrative Service Plan
For small to medium sized communities, our administrative service plan is designed to assist you in managing your condominium association. Our administrative service plan brings professionalism and amenities to smaller associations that can not afford a full service plan. This plan includes:
Due Collection: We offer condominium owners a variety of options when paying their association fees. These options include mailing their payments to us directly, placing them in the drop box located at our office, or online through our Rent Manager software. In the unfortunate event that collecting from a homeowner becomes a problem, we will work aggressively towards recovering any unpaid dues.
Financial Reporting: At the end of each month, our team will generate financial statements, balance sheets, payment status for all owners, as well as copies of all completed maintenance work orders for the month. Equity Team Management will also work with your accountant to make sure your taxes are filed accurately and expediently.
24X7 Answering Service: In the event that there were to be an issue after hours, our 24/7 answering service will notify either the Property Manager, or the Maintenance Technician, both of which are always on call after hours.
Bookkeeping: Our full service bookkeeping service is available for all of our condominium clients. Our services include both payables and receivables, which are kept in a separate account.
Maintenance: Our maintenance technicians are fully experienced, hard working professionals that can handle any job scheduled, or unscheduled. We offer some of the most competitive rates, keeping rates and expenses low while providing quality, professional service to our residents.
Full Service Management Plan
Our full service management plan is designed around the needs of most medium to large sized condo associations. Our full service management plan establishes a synergy between the condo Boards direction, and our ability to carry out that direction. This plan includes:

Budgeting: Our staff will work with you each year to help you determine the costs related to day-to-day operations. These expenses include current expenses, inflation, reserve requirements, and a major planned expenditures.

Attend Board Meetings: Our experienced staff will attend all board meetings, providing information regarding current events, available bids and contracts, and provide answers to any questions or offer advice to the Board as needed.
Process Mailings to Owners: We handle all forms of mail communication including mail notices and letters between the association and the homeowner.
Property Inspection: Property inspections are important to making sure your properties are well maintained. We will periodically visit the grounds to ensure everything is in good, working condition. Any issues found during an inspection will be presented to the board as circumstances arise.
